This is an 8-hour course based upon the California Apartment Association’s (CAA) Managing Rental Housing Reference Guide. This course will assist owners and operators of residential rental housing in the State of California in keeping up with the changes in laws, regulations and policies promulgated at local, state and federal levels of government.


This course is divided into eight major categories of rental housing operations:

  1. Condition of the Property – Prior to Offering for Rent
  2. Developing Screening Criteria, Fair Housing and Rental Policies
  3. Marketing to Move-In: Advertising, Application and Screening Process, Denial, Acceptance, Security Deposits, Signing the Agreement, Move-In.
  4. Rental Agreements/Leases
  5. Duration of the Tenancy
  6. Termination of the Tenancy
  7. Walk-through and Security Deposit Disposition
  8. The Unlawful Detainer Process

Instructors with extensive experience in real estate issues generally, and rental housing characteristics specifically, will be guiding you through the key provisions of laws governing your business and/or investment.

This course is intended to provide general guidance to owners and operators of residential rental housing and is not intended, nor should it be considered, legal advice. Owners and property managers should consult their financial advisors and/or attorneys regarding specific issues that arise involving a tenancy or operations.
